49-unit country hotel: 81 products from the same property
Updated: 4 days ago
49 rooms and holiday houses, 10 PMS categories — 81 ways to sell them. A good reservations agent sells the same room differently to different guests. GauVendi does that on the website, automatically. The rooms don't change; the pitch does.
On average, around €49 more for every direct online booking
Per 100 bookings in the same direct online channel:
Sales mix: 76 individualised feature or experience products · 24 plain categories.
46 of those 76 product bookings were above the relevant category price. At an average premium of around €49 on those bookings, the room-feature premium totalled around €2,255.
Additional-service upselling on individualised product bookings generated €2,641 more than additional-service upselling on comparable category bookings. Together with the room-feature premium: around €4,896 in additional premiums per 100 bookings.
Regular category upgrades and the usual sales of additional services come on top of these premiums.
A room or a holiday house? Guests choose
Guests actively chose between a room and a holiday house in 31% of bookings where that choice was offered.
The premium from additional-service upselling was around 17% higher than the room-feature premium. These are two distinct gains: a room-feature premium above category and additional-service upselling above that of comparable category bookings.
Families planned further ahead
Families booked 46 days ahead on average, compared with 13 days for solo travellers, 27 for couples and 24 for groups.
That helps the property time its offers: put family holidays in front of early planners and show suitable rooms to guests booking closer to arrival. Recommendations can follow the reason for the trip.
Repeat-guest share: 12–15% in this property's guest analysis.
81 products, one shared physical inventory
An agent who sells room 12 as 'garden view' to one guest and 'next to the lift' to another still has one room 12. Every product draws on the same physical rooms and shares their availability. Availability and smart room assignment run automatically. Assignment is included and respects the booked features. More products add no manual inventory or assignment work. This eco-certified country hotel uses apaleo.
Guests can start with a suitable room or house, or with an available package and then choose the accommodation. The sales presentation can follow the reason for the trip.
Price guest preferences and flexibility
Families and couples value different features of the same accommodation. You set the premium for securing those preferences. Guests who leave you more room for assignment can book at a lower price. Your pricing strategy lets you balance revenue, flexibility and the guest experience.
Giving guests choices they cannot find in a standard category listing creates a reason to book directly. Bookable preferences also save calls to reservations and reception. This property's online direct-booking share has at least doubled compared with the period before GauVendi.
Two questions for your IBE or CRS comparison
“How much additional premium do your customers earn per online booking from room features and increased additional-service sales, beyond their usual upselling?”
“What is your average look-to-book conversion rate, and how do you calculate it?”
Ask for both figures, the booking sample and the calculation. That shows what the technology actually delivers in sales.
